People often come to us having already decided they want "something for the terrace" โ and sometimes they've already purchased an awning or a zip screen before understanding what each one actually does. Returns aren't possible on custom-made outdoor products. So let's be clear about this upfront.
A zip screen and a retractable awning are both outdoor shading solutions. That's where the similarity ends. They work on different planes, they protect against different things, and the right choice depends entirely on what your terrace problem actually is.
They Solve Fundamentally Different Problems
Vertical protection
Overhead protection
If the sun is hitting you directly from the side โ a west-facing terrace at 4pm with low sun blazing through the balcony railing โ a zip screen fixes that. An awning does almost nothing for that problem because the sun is horizontal, not overhead.
If you're sitting under an open sky at midday and the overhead heat is the issue, an awning creates the shade you need. A zip screen installed on the perimeter won't help because the heat and light are coming from directly above.
Most terrace problems in Dubai are actually both of these things at different times of day. That's an important thing to understand before choosing.
Zip Screens: When Vertical Is What You Need
A zip screen is a roller blind where the fabric edges run inside sealed aluminium channels on both sides โ the fabric literally zips into the guide rails as it descends. This eliminates the side gaps that standard outdoor roller blinds always leave and makes the screen significantly more effective at keeping out dust, wind, and oblique sun.
For Dubai terraces specifically, zip screens are effective for:
- West-facing terraces in the afternoon. When the sun drops below 45 degrees in the afternoon sky, it starts coming at you horizontally rather than from above. This is when a zip screen earns its keep โ it cuts the direct late-afternoon western exposure that makes terraces unusable from around 2pm onwards. An awning would provide zero benefit here.
- Dust and sand exclusion. Dubai's shamal winds carry fine sand that settles on every surface within minutes. A zip screen with its sealed side channels acts as a genuine barrier to this, keeping the terrace space cleaner between uses. Standard roller blinds with open sides let sand through freely.
- Privacy without blocking views. The semi-transparent mesh fabric used in most zip screens gives you privacy from neighbouring buildings while still letting you see out. Particularly useful for ground-floor villas, podium terraces, or apartments where the building opposite is close.
- Enclosing a terrace partially or fully. A zip screen can effectively extend your indoor living space onto the terrace by creating a semi-enclosed area. Combine this with a ceiling fan and the terrace becomes usable for longer periods than an open perimeter would allow.
Standard outdoor roller blinds flap and billow in wind because the edges are free. In a Dubai shamal, a standard outdoor blind can detach entirely and become a sail. A zip screen's fabric is physically held in the side channels โ it cannot billow, it cannot detach, and it remains effective at much higher wind speeds. This isn't a small detail in a city that gets regular wind events.
Retractable Awnings: When Overhead Is the Priority
A retractable awning extends outward from the wall above your terrace doors or windows โ typically 2 to 4 metres โ creating a shaded canopy over part or all of the terrace below. The fabric and frame retract into a cassette mounted to the wall when not in use.
For Dubai terraces, awnings are effective for:
- Morning and midday overhead shade. When the sun is high in the sky โ from roughly 9am to 1pm โ an awning is the right tool. It creates shade on the terrace floor, furniture, and the people sitting there. This makes morning use of east or south-facing terraces genuinely comfortable even in summer.
- Reducing heat absorption on the terrace floor. Tiles and concrete surfaces absorb enormous amounts of heat when exposed to direct overhead sun. An awning shading the floor surface keeps the terrace radiant heat at a much lower level โ the floor under an extended awning can be 15 to 20 degrees cooler than the floor in direct sun. This makes the whole space feel more habitable even after the awning is retracted.
- Light rain protection. Dubai's rainfall is infrequent but sudden. An extended awning provides shelter for outdoor furniture during unexpected rain events and allows you to leave the terrace doors open without rain entering the apartment.
- Aesthetic flexibility. A retracted awning leaves almost no visual presence โ just the cassette above the door. An extended awning transforms the terrace visually, creating an outdoor room feel. For people who want the terrace to look open and airy most of the time but covered when needed, a retractable awning gives exactly this flexibility.
An awning makes a terrace comfortable for a wider range of hours โ but in peak Dubai summer (June to August, between 11am and 5pm), no awning makes an uncovered outdoor terrace genuinely comfortable. The ambient air temperature is simply too high. Awnings are excellent for extending the shoulder seasons and the morning and evening hours. They're not a solution for sitting outside at 2pm in July. If that's your goal, a fully enclosed and cooled space is the only real answer.
Which One Wins by Scenario
West-facing terrace, afternoon sun problem
Direct low-angle sun from 1pm onwards. Blinding when sitting or dining. An awning provides overhead shade but the sun is coming horizontally โ it goes right under the awning.
South-facing terrace, too hot to use from 10am
Overhead midday sun makes the terrace surface and furniture too hot. The problem is coming from above, not from the side. No privacy or dust issue.
Overlooked by neighbouring building, privacy needed
The building opposite has direct sightlines into the terrace. You want to use the space without feeling observed. An awning provides zero privacy from a side angle.
Dusty terrace, everything gets coated in sand
Wind drives dust and fine sand onto every surface. An awning overhead doesn't stop horizontal dust movement. The perimeter needs closing.
Occasional rain, want to keep furniture dry
Dubai rain is rare but heavy when it comes. You want to leave terrace doors open during light rain and protect outdoor furniture from getting soaked.
Villa terrace used morning and evening, sun from multiple angles through the day
Morning east exposure, midday overhead heat, and afternoon west sun. Different problems at different hours from different directions.

The Dubai Weather Factor
Shamal winds change everything
Dubai's shamal winds โ northwesterly gusts that can exceed 60 to 80 km/h โ are the event that separates good outdoor shading from mediocre outdoor shading. They arrive suddenly, carry fine sand, and test every outdoor product in ways that a calm showroom never will.
A standard outdoor roller blind in a strong shamal is a liability โ the free edges catch the wind, the fabric billows, the mechanism stresses, and the whole thing can detach. This is exactly why zip screens exist. The sealed side channels physically hold the fabric against the wind load. Quality zip screens are rated for 80 to 120 km/h when closed, making them one of the most wind-stable outdoor shading options available.
Retractable awnings handle moderate winds reasonably well but should be retracted in a strong shamal. Most motorized awnings come with integrated wind sensors that do this automatically โ the awning retracts before wind damage can occur. Manual awnings are dependent on someone being home and paying attention, which isn't always the case.
For both products, motorization with a wind sensor is the right specification for Dubai. It protects the investment automatically and means you don't have to rush home to retract your awning when a shamal comes through unexpectedly.
When You Actually Need Both
For many Dubai terraces, the honest answer is that a zip screen and an awning together solve the problem properly in a way that either one alone can't.
Think about how a terrace in Dubai gets used through a typical day. In the morning, the sun comes from the east โ overhead coverage from an awning lets you have breakfast outside. By midday, the overhead sun is intense โ the awning still handles this. By 2pm on a west-facing terrace, the sun has swung around and is now coming at you horizontally through the balcony rail โ the awning does nothing here, but a zip screen on the west side blocks it completely. In the evening, the zip screen gives privacy from the building opposite while the awning is retracted for the view and breeze.
That's four different shade needs across one day, and both products play a role at different hours. Many of the villa terraces and rooftop spaces we've fitted across Dubai use this combination โ awning overhead, zip screens on the perimeter sides. The result is a terrace that's genuinely usable for most of the day, most of the year.
"An awning and a zip screen aren't alternatives. For a well-used terrace, they're a system โ each handling what the other can't."

Frequently Asked Questions
What is the main difference between a zip screen and an awning?
A zip screen is vertical โ it blocks what comes at you from the side, like low-angle afternoon sun, dust, wind, and the view from neighbouring buildings. A retractable awning is horizontal โ it extends outward to shade from above, blocking overhead sun and light rain. They work on completely different planes and solve different problems. Many terraces in Dubai benefit from having both.
Which is better for a Dubai terrace?
It depends on your specific problem. West-facing terrace with afternoon side sun and dust? Zip screen. Open terrace with overhead midday heat and no overhead cover? Awning. Both problems at different times of day? Both products, working as a system. The direction guide and scenario section in this article will tell you which one fits your situation.
Can zip screens handle Dubai's sandstorms and shamal winds?
Better than any other outdoor blind type. The sealed side channels physically hold the fabric โ it cannot billow or detach in wind the way standard outdoor blinds can. Quality zip screens are rated for 80 to 120 km/h when closed. For severe events, retracting is still advisable, which is why motorization with a wind sensor is the right specification for Dubai outdoor products.
Are motorized awnings worth it in Dubai?
Yes, particularly for the wind sensor capability. A manual awning requires someone to be home and paying attention when a shamal comes through. A motorized awning with a wind sensor retracts automatically before wind damage can occur. For a product that costs AED 3,000 to 9,000, the additional AED 400 to 700 for a wind sensor is a straightforward decision.
How much does a zip screen cost in Dubai?
Standard zip screen panels start from AED 1,500 per panel custom made and installed. Wider panels run AED 2,500 to 4,500. Motorization adds AED 500 to 900. The exact price depends on panel width, drop height, and fabric specification. A free site visit confirms the exact sizing and provides a written quote before anything is ordered.
